BELMONT VALLEY ESTATE
 
 

233 acres of freehold land off the Windward Road 6 kms beyond Speyside.  The estate, including two promontories, surrounds the bay called Anse Brisant which has a south-easterly outlook towards Little Tobago nature reserve and Goat Island .  The bulk of the land is steep with a max elevation of 304m but the central river valley itself is 1,000m long, flatish, and 400m at the widest point.  Development plans for the estate have in the past included a 40 room and a 120 room hotel in the central flat part of the bay, plus 30 to 40 parcels for private villas scattered along the valley area.  A certificate of environmental clearance was applied for but has now lapsed.  An estimated 70 acres (30%) are developable.  The topography is largely steep, rocky and covered near the coast with low-growing trees and vegetation, but more densely forested with secondary forest growth away from the coast.  There are a number of natural springs flowing into one main river and into the bay and the land was cultivated with fruit trees and coconuts until the 1960s.   The lower portion of the valley has excellent soil for cultivation.  The river is still the only source of water in the area, and electricity has reached Anse Batteau.  Traveling time from Crown Point Airport approx one and a half hours along winding but fair quality roads until you reach the final unpaved section from Blue Waters Inn.

PEMBROKE
 
 

Midway up Tobago’s windward coast, between Goldsborough, The Lure and Richmond, lies the 150 acre Pembroke Estate, straddling a well maintained but unpaved Government road from the coast into the foothills of the forest reserve.  The estate is bisected by the Pembroke River which has cut a deep valley in the western portion of the estate and features a lovely little waterfall under arching bamboo.  This area is to remain Nature Reserve with only two clusters of cabins providing an eco-tourism base for ramblers, ornithologists etc.  The eastern portion of the estate has approval for homestead parcels of two or more acres, depending on the topography which is variably undulating to steep.  Access to this homestead portion will be via an existing trace that needs upgrading.  Utilities are available from the entrance to the estate.  Driving time from the airport approximately 40 minutes and Speyside approximately 30 minutes.

WOODLANDS ESTATE
 
 

240 acres on the Caribbean coast just north and west of the village of Moriah .  The coastal land in this part of the island is typically folded to create ridges and valleys that are quite steep.  Since the land is still undeveloped, there is no road down to the beach at Big Bay , but the less steep land to the west of the bay area is accessible via an unpaved road reserve off the main coast road.   The steep hillsides are covered with bamboo to prevent erosion, and there are other secondary forest trees.  Some areas to the west are clear as a result of long term agriculture and grazing of livestock.  Development plans have been drawn that show a number of excellent villa sites, despite the gradients, and outline approval has been given for a number of such villa sites in conjunction with a 40 room Club House on the flatter promontory at the western end of the beach.  There is an existing track (road reserve) called Spring Hill Road in the center of the estate’s southern boundary with the main road that would be opened up to access the developable coastal land to the north as well as the beach.  A river enters the bay at this western end of the beach and the land is generally less steep.   Driving distance from the airport 45 minutes and the capital of Scarborough 30 minutes approx.  Northside Road is a very acceptable quality while the Caribbean coast road from the west is a little narrower and poorer quality.
