CULLODEN ESTATE
 

148 acres on the Caribbean coast almost mid-way between the villages of Plymouth and Moriah and accessible from either direction in 30 to 45 minutes.  The topography on the western half is relatively flat, while to the east of the plain area the land rises to three ridges between 90 to 200 m high.  There is a private road reserve running through the estate from the entrance off the Culloden Road (western boundary) to an existing house site on a bluff of 15 to 40m.  This bluff represents the headland between the two bays.  The coastline is steep cliffs and very rocky.  It is due to the presence of the Culloden River that drains the surrounding estate into the sea just west of Washerwoman’s Bay, that the flat alluvial plain has formed and provides around 50 acres of flat land that is ideal for agriculture or other types of development.  There are two bays on the Estate, Washerwoman’s and Little Bay.  The larger Washerwoman’s Bay is stony and relatively shallow with a high cliff on the western end.  Around the high headland to the east of the bay is the smaller Little Bay which is enclosed by rocks creating a narrow natural entrance from the sea.  As a result, the coast has retained deposits and a lovely sandy beach exists that is perfect for turtle nesting.

HOPE ESTATE

 
Originally part of the large Hope Estate, but now only fifty acres since the remainder was sold to the State.  The property has an extensive beachfront running the length of Hope Beach with small rivers on its east and west boundaries.  In the 1950s the site was developed as the Greensands Hotel but was destroyed in 1963 by hurricane Flora along with its extensive coconut plantation.  The present owner is in process of restoring the property and has a flexible approach to a joint venture, a partial sale or even an outright sale of the fifty acres.  Development potential is significant thanks to the manageable topography, several distinct sites with beach views or hill views, rivers, fertile agricultural land and only ten minutes drive east of the capital Scarborough.
